Step One: Offer accepted

Once your offer is accepted, your solicitor gets to work gathering key details about the property, reviewing contracts, and starting all the necessary legal checks. We’ll contact the seller’s solicitor, review the draft contract, and begin arranging searches to ensure there are no hidden surprises.

Step Two: Searches and due diligence

This stage involves detailed checks with local authorities, water companies, and environmental agencies. It’s designed to uncover any issues that might affect your property, from planning restrictions to flood risks.

Step Four: Completion day

Completion day is the big moment as ownership officially transfers, and you can collect your keys! Behind the scenes, your solicitor will handle the transfer of funds, pay stamp duty (if applicable), and register your new ownership with the Land Registry.
